1. How many projects have you done?

3 projects:

  • The Epic Apartments
  • The Epic Ridge

2. Letters of Assurances

Once a customer commits to deposit of 40% of the purchase price an offer letter is shared and the advocates immediately start preparation of the sale agreement, after completion of the payments a lease is prepared for the said unit.

3. Who manages the units?

Management is done by the vendor company at a service charge of 10% of the rental income.

4. When can I break even on my investment?

Estimate return on investment for our projects is 9 years from the purchase date.

5. Do we offer financing?

We do not offer financing but ask our customers to engage their banks for a favourable financial plan.

6. What are the payment plans?

The customer is required to book a unit with a deposit of 30% of the purchase price and the balance 70% to be paid within six (6) months of equal monthly installments after execution of sale agreement.

7. Do you have units for rental?

Yes we do, we are currently renting Epic Bedsitters, Epic Apartments and Epic Ridge Block A to I.

8. How do I book for a rental unit?

9. What are the service charges for the rentals?

The service charges are inclusive of:

  • Garbage at a flat rate of 200 shillings per unit
  • Security (Included in rent)
  • Lighting and cleaning for common areas (Included in rent)
  • Water (Bill shared by 28th every month)
  • Power (Every unit has its prepaid meter)
  • 10. Do you provide parking space?

    Yes, there is shared parking space for all the projects.

    11. By which date is the rent due?

    Rent is due every 5th.

    12. How do I pay my rent?

    Rent payments are made through Safaricom Lipa na Mpesa, paybill 140014 with account number being the tenants' house number.

    13. What is the notice period for vacating a unit?

    The notice period should be at least 1 Month prior.

    14. How long will it take to get the deposit once moved out?

    The deposit will be returned after one month from the date of vacation.
